Norton Estates Mobile Home Park opened in 1971 as was owned and operated by The Big E Mobile Home Park by William Enos. Late in the 1980’s a tenants group was formed to buy the park. Finally in 1990 they purchased the park. As of January 1990 the Big E became Norton Estates Cooperative Corporation.
Our community is fully owned and operated by the residents. All the shareholders in Norton Estates are equal partners in the cooperation. Each shareholder owns an equal share of the land. You do NOT own the land. Being a shareholder gives you an exclusive right to live in a specific unit, which is established through a proprietary lease for as long as you have a signed lease on file, adhere to the rules and regulations, and pay all fees due.
There are strict requirements to becoming a shareholder. Perspective buyers must fill out a membership packet, have a credit rating of 700, be willing submit to a credit/query check and pay a non refundable fee of $50.00 to NECC for that service. The cooperation reserves the right to deny membership.
Included in our reasonable monthly fee are all real estate taxes, applicable town fees and taxes, parking fees, rubbish pick up, snow removal, street lights, and staff. Not included is the general maintenance to your lot and your home. Examples are lawns, driveways, shrubbery, etc. The monthly fee as of March 1 2016 is $150.00. You are responsible for a quarterly water bill.
